Agent etiquette

Hello everyone.. I must ask this.
So... I staged this house with a lot of painful hours as they needed sooo much hand holding.

Anyhow, their agent listed the house, then the next day a neighbour only 2 doors beside them got him to list their house too.. Identical homes, but the house I staged was nicer.  However, the neighbours listed at 20k less.  So my question.. is there any etiquette about this kind of thing?  Doesn't conflict of interest kind of have a play here?  Am I wrong?

House owner was so upset as they needed to sell fast. 

As a side note, house was listed last week and an offer is in today.

Elizabeth,

No two homes are identical...just the same model.

Each home is unique.  Different land.  Different owners.  Different history.

Each listing is unique too.  Different sellers.  Different objectives as far as money is concerned.

One may be wanting to sell and the other has to sell.  The motivation to sell drives the prices to some extent.

As for the agent listing both homes, good for him/her.  It is what we do.  List to last.
