Another Day, Another Dollar, that's what my Mom used to say about a day's work being over.  Way back then, I'm sure the purchasing power of a dollar was a lot more than it is today.  I still like that saying.  It feels good to say it when I finally get home from a hard day's work. 

To look back at the day and realize the accomplishments I've gained or to count the number of times I prevented disasters from occuring or the number of questions I answered makes me know how hard I worked.  Friday mornings I do training for my agents.  Today we had a guest speaker first thing and he brought breakfast tacos.  Then, after he left, we studied buyer representation

We delved into the differences of having a customer versus a client.  When people understand the difference they have no trouble signing a buyer representation agreement.  They want to be a client.  They have everything to gain and nothing to lose by being a client. 

If you are considering buying real estate, make sure you get a buyer representation agreement and become a client.  You want someone to represent your best interests.  You want someone that has expertise to share advice and opinions with you.  You want someone to negotiate on your behalf.  You do not want to be out there all alone.  Just because you use a real estate agent, it does not mean they represent you.  Ask for Buyer Representation

I've always thought, "Another Day, Another Dollar" right after a trying day of work... that thought usually follows a major sigh.

On the other hand, today was a great training session! I'm dumbfounded by the lack of agents requiring a buyer's rep!!! Does everyone realize that if we ALL required a buyer's rep before showing property, buyers would realize and expect that document!!!

Showing another Broker's listings, without a Buyer's Rep. creates a Sub-Agency. The Agent showing the buyer the property can NOT give their opinions and help the buyer! They are there to represent the seller!!!

Buyer's Rep is typically paid for by the seller - why is it so hard to ask for buyers to sign a paper?

Hi Heather,  That is the million dollar question, "why is it so hard to ask for a buyer rep agreement?" Those that figure it out, figure it isn't and do.  They also make more money! :)

Ricki, It's a law, here in Connecticut.  Once you explain the contract to the customer, they have no issue with becoming your client.  If they do, I suggest that they find another agent.  Doesn't happen, that often:)

Hi Frances,  We try to get the buyer rep at the first meeting before the prospect tells us any kind of confidential information.  Sometimes, they are unsure about signing since they just met us but it is to their advantage to do so.  If the prospects understand the concept, they have no argument with it.
