WHO LET THE DOGS OUT

I went to preview a home and I am always careful to read the agents comments on the print out. The comments read "DOGS IN GARAGE DO NOT DISTURB - NOT KNOWN TO BITE". That was a good idea to put in the listing so that no one is bothered by the dogs and no one bothers them. They might not be known to bite but you never can tell they just might not know if they bite.

I go to the house knock on the door and no one answers so I use my lockbox key to get in. I checked the home out and went into the yard and to my surprise as I went around the side of the yard two dogs came running at me. The scared the heck out of me. And they still are not known to bite which was really good for me.

I'm glad I was alone. I have been with clients that are so scared of dogs they won't go into a home that has dogs anywhere on the property. Everything worked out well. I called the agent to tell them to be careful about the dogs and to find out WHO LET THE DOGS OUT WHO WHO WHO - WHO LET THE DOGS OUT!

Hey Mike I have done that before and it certainly jumped started my heart!! I naturally don't have a fear for dogs but I have worked with a few clients that won't even go one step inside the house if there is a dog! Fortunately for me that time we were fine.  Hey check out my dog post sometime, there is a great place for dogs in Gilbert!  Who Let the Dogs Out? "Whoof, Whoof..."   Good awareness post! Thanks.

I personally like dogs but they can scare the heck out of a client.

Mike ... at least there was some notice about pets in the listing.  I've had buyers with allergies to cats, which are frequently not mentioned in listings.  Several showings were ruined because of this ... not to mention a loss of time.

It is always a good idea to check with the owner before you visit the property, with or without the client. It is hard for some ( who has the home on the market) to be always prepared for unexpected visit.

I give my buyers a show log with notes that I copy. Never have I seen a home with pets rated at the #1 spot. Although sometimes the home might move up later after looking at disclosures it is never ranked high on first impression.
