Ruffle People's Feathers why Don't You?!

Real Estate Agent with RI Real Estate Services ~ 401-529-7849~ RI Waterfront Real Estate

Ruffle People's Feathers why Don't You?!  Ruffle people's feathers.  I am not talking birdsabout the show of peacock feathers mind you but honest to goodness opinions.  You know I am told we are Realtors and should not be putting a bad spin on anything in real estate.  Wait a minute here...where is that strong code of ethics in life to be truthful, honest and deliver compassionately to all?

At my Broker's office meeting the other day, there was a lot of discussion about how difficult it was to get people to list their house if they did not really need to sell now.  Sellers are telling Realtors, I'll wait to the market comes back to sell my home.  Now my Broker is trying to get his agents mobilized to get the inventory up and moving.

But then I decided to ruffle people's feathers...see I'm the young one here in my office so to speak...having not served my years in the real estate field as many have.

What about being REALLY honest with sellers and letting them know that the real estate market here is not expected to improve for the next 3 years I said?  Potential sellers have heard that mantra from me recently.  Honestly, my goal is not to list a home I can not sell because the seller wants an unrealistic selling price.  My clients have heard me share the statistics on short sales, foreclosures and pricing in the current environment here.

I can share with you that over the last month that has been my strategy and I have received two listings from doing this and another listing signed a contract for a March listing.  Yes, when presenting the market analysis I showed the trends and went up against Realtors who gave higher prices but not 'Reality Home Pricing'.  The potential sellers waited two weeks and both gave me a call to list their homes (maybe it's my charisma too now!).

The sellers are 'hearing' what is reality home pricing and there is no more soft shoeing around if you want future business.  The sellers are getting it now in my area.  Can you wait to sell in a few years at what price or is it better to sell now while mortgage rates are still very attractive for buyers?

My Broker turned to me and said
"Look at me, I've been in the business many years and I'm not doing that and why not...I am using that on my potential sellers today..."  You can not be full of fear in this real estate market.  This is huge because if you are you will project that out in your subtle words, comments or actions to your clients and potential clients.  What are YOU doing to ruffle people's feathers...I'd love to hear? Ruffle people's feathers why don't you today.

Hi Ginny,

I think in todays market and economic situation in our country, we need to be ruffling feathers.  Good luck!  Cindy

Cindy...some realtors get upset with me...they say take the house at the high price & hold onto for a year...i don't work that way...thanks

Valerie, good for you's the way it is and truthfully a pre-inspection for many sellers is the best idea yet...have a great weekend

Hey Ginny, I "ruffle" the feathers all the time. LOL, As a inspector we need to find the best outcome for the client "even if they don't like it.

Good Luck,

Clint McKie

Ginny, We're of the same philosophy.  Sellers NEED to hear the truth.  We had a prelist appointment last night and told them we had about a 1% chance of getting what they wanted, but they'd be better off waiting until the new construction in their development is asking $200k and not $170k.  Even if we could get what they wanted, there was a high probability it wouldn't appraise.  If we get the listing ultimately, it will be because we DID tell them the truth.

No soft sell from me...I ruffle feathers too.  I am open and honest, as the law allows, with all my buyers and sellers.  Telling a potential client what they want to hear instead of what they need to hear does no one any good.

Ginny, you are right on target about "ruffling feathers" and so much more. Doing something that works in this new landscape of real estate is what making a difference is all about today. Like you, I "ruffle" first, then ask later.

Clint, as a home inspector your clients need to hear the truth...i may cringe as the listing agent but it is what it is!  thanks

BLiz,  good for you guys & you hit the nail right on the head regarding of luck is the reality of the market...i had one house i listed a few years ago for a 'friend' and we argued about pricing- i agreed to their higher price & it never sold...each price adjustment was following the steep decline of market...i vowed never again....'s part of the landscape as you you really want to sell is the age old question today!  thanks

I handle listings the same way. I tell them I can only "get their home SOLD" if it is priced competitively.

Ginny - it doesn't seem that you have ruffled feathers here but have a lot of agreement. I can't see why someone would try to encourage someone to sell if they really aren't ready or if the pricing does not make sense given the market. What about being honest n our dealings?

Ginny, if people want to move, they SHOULD move, whether it is perceived as "a good market" or not.   At least the interest rates are not 17%!

Great post!  I'm finding it easy to get people to list right now, but hard to find the buyers.  Things have slowed a lot.  Can't wait for the Spring!

I'm right there with you.  How awful to have a working relationship with a seller who doesn't know the reality to expect.  How fun is that when his expectations are not being met?  Seller's need the true picture.  They can get their home sold and by following your professional advice the process will be faster and easier -- but it won't be done with a "head-in-the-clouds" timeline and price.

Kathleen...same here so let's focus on them in our blogging...

Melanie...many agents have that relationship but it doesn't work for me...they need to hear me because I also don't get paid if i can't sell their home...
