Do you think this AC has another 10 years left for service? This area of town has many homes built in the 1970's. I believe it is time for a new AC on this home. There are tax credits available if you purchase an energy efficient unit. The two big AC giants here in Phoenix are Trane and Carrier. Please make sure you compare apples to apples when purchasing a new AC unit.

It doesn't look good from the picture and may be worth checking into those tax credits. I don't think one would want to be without A/C in Arizona.
