How Are You Using Active Rain to Market your Listings ?

   I am currently teaching a Real Estate Sales course in Harrisburg, PA . On day 4 we will be over-viewing the entire Listing Situation, starting with Listing Presentation to settlement. Prior to the class only 5 of the 18 attendees had an Active Rain account. I have given them nightly assignments on Active Rain to help them get more comfortable with the site and it's many educational options ! But now back to our primary question, How are you using Active Rain to market your listings ?

     We all have been witnessing the gradual death of print media and it's back breaking costs. It's really hard to shed a tear . In re-margining our businesses we have moved our marketing online. We now fearlessly say" If you're looking for an agent that's all about print media, it's not us !!!" So exactly how are you using Active Rain to market your listings ? Here's a few of ours:

      1. After creating a Postlets flyer or REALBIRD single property site, we post the listing to the four Active rain Group "Activerain MLS online" , where there are currently 3,050 members http://activerain.com/groups/MLS , http://activerain.com/groups/postyourpropertieshere , http://activerain.com/groups/HyperLocal  , http://activerain.com/groups/ActiverainPropertyListings   

      2. We take the same flyers and post them to more regional and/or state related groups on AR (ie. LancasterPArealestate or Gettysburg Gerry's South Central PA group.

      3. We obviously take full advantage of AR's LOCALISM features and send our blog post specifically to the correct State,County,Town and Neighborhood !

      4. We are now also able to fulfill a marketing promise on our Listing Marketing Plan and e-mail our AR blog post to key area agents .

      5. We can now post our AR blog post link on our FB business page, Twiter and LinkedIn.

      6. Almost forgot Active Rain's fairly new "Add your listings" feature - which we're ready to jump aboard on !!!

       7. Now it's your turn to add to our Active Rain based Marketing Plan !!!!

     So in conclusion, there are numerous cost saving  ways to use Active rain to market your listings ! So the next time an AR doubter says to you "How much time do you spend on Active Rain ???" Boldly say to them more each day because I'm trying to make a business profit by using Active Rain to market my listings !

Great for marketing to other agents - still would like to understand if/how there is a direct marketing channel to the consumer through AR.

With an AR Rainmaker account you are launching your listings outside of Active Rain to the consumers and will acquire Google ranking for each listing(usually by address and deliberate key words housed in your flyer/or post). In addition to this AR has between 2-3 million consumer visitors per month who can tour the site geographically.

I understand the concept of a Trend MLS - marketing to other agents, giving the necessary info - but can the consumer access this too (not too complicated? why would they go on active rain? etc.) thanks. Jutta

I have, however I have not received any inquiries.  I believe the reason maybe that I specialize 100% in commercial and most AR members are residential?

Well I have been trying to get my listings posted via the listings section of AR, but need to get the right software. It requires a different browser than what I am using. I have to work it and think I'll just have to use a general blog to simplify the process. I'm using IE right now, not Safari or Firefox. Has anyone found another way around that?

I haven't had a chance to use AR for marketing my listings but its in my plans for the 2014 business year. If all goes according to plan I'm hoping to gain increased exposure and ranking status within my PMA by Doing so.. I think it could only help!
