Do You Know a Spinster?     Desperate Homes for Sale in Collin County, McKinney, Allen, Frisco TXOld House

I see Desperate Houses all the time. 

 Spinsters!  

Old Maids languishing on the market, rarely getting showings or offers.  After months listed on the MLS, they start to look pretty desperate.  Are they destined to remain without a buyer . . . forever?

Here are just a few of the laments heard from Desperate Houses:

 

DH:    I want a relationship!

That's what we all want for you -- Buyers who show some interest, who think you're special.  But, if you haven't done what it takes to prepare for showings, maximize your curb appeal, and get the price right, then frankly, you're out of your league.

 

DH:  I used to get lots of attention.  No one ever looks at me anymore!

You should probably get a little work done.  Sure, you were great looking in your day -- back when the builder had you in good shape.  But after you were purchased, you didn't keep yourself up.  Who cares if you have a great personality?  In the world of home sales, it's all about looks.

DH:    My clock's ticking!

Tick, tick tick . . .  After several months on the market, buyers aren't knocking on your door anymore and you've missed your window of opportunity.  Sellers can't afford to miss out on their listing's prime time to sell.  A house needs to be show-ready with marketing in place from Day 1.

 

                DH:  My pics-appeal is completely non-existent.

This is not your fault!  Fortunately, there is something you can do about it!  Your previous agent wooed you with talk of a sale and then never followed through with the least bit of marketing or ANY photos in MLS.  This always results in a stigma we call "no showings" and high Cumulative Days On Market (CDOM) always follows.  Surely, Sellers never thought this could happen to them.  Talk with a reliable agent who will do the job right.

 

DH:    Does all this time on the market make my CDOM look fat?

Yes.  Yes, it does.

Sometimes houses look like they've got it going on.  They attract Buyers at first, but just can't get anyone to commit.  Many things could be a factor in this scenario.

Kate:  Good luck with your home sale.  Do you think it's time to re-evaluate your agent?  I've met (online) some of the Oregon AR agents.  They are probably a good place to start.

Great post! Where do you find all of the pictures you use. I have such a hard time finding pictures to use in my posts. Well enough about my problems. I love the way you wrote about the spinsters. Sometimes you can tell them the truth and they don't want to listen. I have had troubles convincing clients in the past that pet odors were there. It was my first comment about his home as I walked through it. It then took months before he would let me take interior pictures. by then the new listing effect had worn off.

Thanks Randy -- I just went to Microsoft Clipart online for my graphics which I think is royalty-free (I hope so anyway -- that's why I use it!)  I haven't ventured into the better graphic sites yet. 

I know what you mean about convincing your clients of certain issues.  Especially with pet odor and smoking I've found that the poor homeowners just can't smell it!  They really don't understand how their house is permiated with the odor -- and vacuuming just isn't going to cut it!  Besides that, it can be a very awkward conversation if the homeowner is embarrassed by the suggestion.
