There are many things on the "to do list" of a listing agent but one that might get overlooked is the positioning of the lockbox. For some of us, installing the lockbox at the bottom of a railing seems like a logical idea...until your factor in the New England weather.
I was reminded of this when I was showing a place this weekend and much to the dismay of my clients we were unable to get into the house because the lockbox was sitting in a pile of snow at the bottom of the railing and was frozen shut! No amount of effort (even the hammer I used) was good enough to get it open. We were unable to get into the home which according to my clients was "the one they would have liked the most"
The next day while doing my open house I noticed MY lockbox was buried in a pile of snow. After digging it out, it too was frozen. Thankfully, I had some hot coffee left over from the open house that was sufficient enough to get the lockbox open. However, lesson learned and shared ...Lockbox positioning in the winter is key! We spend allot of time marketing, stagging and getting the house ready for showings but if potential buyers can't even get inside the door it will all be in vain.
