I keep hearing that most agents don't like to do open houses. I agree they're not fun but it is part of the job and free marketing in the community where I list homes in. If I list a house and my sign goes up in front of that house the neighbors are now watching how I'm selling that home. Things like is the flyer box full and how hard is that agent working to sell that house are noted by everyone on the street.

If the neighbors don't see me crossing the t's and dotting the i's they very well might not call me for an interview when they go to sell. I think this slower market will find some agents back at their old jobs and other agents getting their business. It's time to step it up a notch or two.

I still get buyer leads that buy from me when standing open houses. I guess I could just let those buyer sales commission checks go down the tubes but I'd rather cash them in at the bank. It's just smart business. I met a buyer a week ago at an open house I was doing and showed them a different listing of mine when the open house was done and I sold it to them. And yes in better markets I have sold many of my listings while at my open house.

I think how an agent gets a home sold is up to them but please don't discount how valuable an open house is for sign exposure in your community alone. Those open house signs with your face, logo and look and feel are priceless and it's FREE MARKETING - FREE EXPOSURE. Take advantage of it.

My office and a very creative loan officer are doing an open house blitz this weekend. The person that attends the largest number of our open houses will win $500.00. My seller loved the idea and I think the advertising will stand out from the usual open house ad. The loan officer is providing water with our logo's on the bottle and I'm going to provide snacks with information about my listing on the bag.

Real estate is a numbers game - the more buyers that see my sellers home the better. You never know when the right buyer is going to walk through the door.

Excellent idea. I like the $500 prize. I have seen others do a "who has the best hand" wins a prize by going to open houses and getting a card at each open house to make the best hand. Pair, three of a kind, full house you know what I mean. It's fun and it works. Money motivates agents = Numbers = Sales. Great comment Michelle.

You never no where you're going to meet your next client, so why not do open houses? I do them, and even though my success with them has been minimal, I don't plan on stopping! There's business to be done and if your not there you won't be doing it!

I love the poker hand - you could really have fun with the advertising headlines on that one. "Those with a full deck" - "Your ace in the hole"  Great Idea!!

I have a slide show running on my laptop during the open house so I use the time when there are no buyers to call FSBO's and expireds. If a buyer comes in while I'm on the phone - I just tell the them I'm at an open house and will call them back after the buyer leaves.

I am not the worlds best in making time to prospect for new business during the week but it's the one day that I am sort of "forced" to do what I know works - make the phone calls.

I like the slideshow idea. Do you have a wireless nic in your laptop too. I like to get the clients interested in what else is on the market and also show them my site and how to search the MLS on it. Wireless can really add to your open house success rate on getting a new buyer.

We called the best poker card hand open house idea the "Open House Poker Tournament" it went over really well.  We had prizes for 1st 2nd and 3rd best hands.
