I keep hearing that most agents don't like to do open houses. I agree they're not fun but it is part of the job and free marketing in the community where I list homes in. If I list a house and my sign goes up in front of that house the neighbors are now watching how I'm selling that home. Things like is the flyer box full and how hard is that agent working to sell that house are noted by everyone on the street.
If the neighbors don't see me crossing the t's and dotting the i's they very well might not call me for an interview when they go to sell. I think this slower market will find some agents back at their old jobs and other agents getting their business. It's time to step it up a notch or two.
I still get buyer leads that buy from me when standing open houses. I guess I could just let those buyer sales commission checks go down the tubes but I'd rather cash them in at the bank. It's just smart business. I met a buyer a week ago at an open house I was doing and showed them a different listing of mine when the open house was done and I sold it to them. And yes in better markets I have sold many of my listings while at my open house.
I think how an agent gets a home sold is up to them but please don't discount how valuable an open house is for sign exposure in your community alone. Those open house signs with your face, logo and look and feel are priceless and it's FREE MARKETING - FREE EXPOSURE. Take advantage of it.
