CHOOSE THE RIGHT REALTOR THE 1ST TIME, AND SAVE THOUSANDS OF DOLLARS!

The 1st point I must make is, do not hire a Realtor who works another job to supplement their income! Would you use a doctor or attorney that needed a part time job? I wouldn't.

I have made this my full time career for 10 years and have consistantly ranked as a Top Producer. 2009 Janet Larsen ranked in the top 50 in the State of NJ Remax Agents. 2003-2009 NJ Association of Realtors Circle of Excellence Award Winner and 2005-2009 Remax 100% Club Award Winner.

I have listened to many homeowners that continually tell me they wish they had called me 1st instead of going though 1-3 other Realtors and wasting 6 months to 3 years trying to sell their homes that I have sold in a period of 1 day to 120 days at the price they expected anyway. Secondly, make a couple of test calls both to the agent's cell phone and the office. Make the office call on the weekend and randomly to the agent. The agent should be able to respond within 4 hours to your call. Many times, I have called small local town Real Estate offices at 4 or 5:00 on a Saturday and not only don't they answer, but I can't get to the agent to schedule a showing on their listing. I will bet many of these homeowners have no idea how many showings get lost due to this.

Next, interview agents! Ask questions regarding internet marketing, blogging, advertising of their listing, signage, pricing, staging, painting. Ask the agent how many homes they have sold in the past 12 months and their career. Ask how many years they've been in business. Ask the Realtor if they have taken any continuing education courses relating to Real Estate! Are they experienced in diverse areas such as short sales, bank foreclosures, VA, FHA, Conventional financing, Estates, encroachments, title policies, deed restrictions, land value, tax accessment verses appraised value.

Janet I really like the point you made of choosing an agent that is full-time and not part-time. It can make all the difference in the world for a pleasant and successful transaction for either buyer or seller.

Congratulations, Janet, on your top rankings....You are 100% correct in your philosophy about hiring "part-time" agents.  I'm been in real estate since 1988 and it's been my only career.  This crazy economy is really starting to weed out the part-timers though.  I've always believe the cream rises to the top.... We'll still be pluggin' away in another 20 years:) DJ

All good points. I'm a full time real estate agent, but I do feel bad for agents who have had to supplement their incomes. I know some good ones that have done this because of economy.

Thank you David, Maria, Laura.  Good For You Gary!  I love it!  Cardinal, we're not out of the woods yet.  Those part timers are now doing our BPO's on our short sale listings for their $40 bucks and killing those deals.  These banks really need to pay for a licensed appraiser!
