Can You Tell Me More About This "Other" Property We Found on the Internet?

I have set up your own personal web page on our Honolulu Board of Realtors Multiple Listing Service (MLS) with your criteria for you on our according to your price range that your loan officer qualified you for.  I also inserted your desired number of bedrooms/baths/parking, style, area, tenure,  condition, interior sq/ft, land sq/ft and so forth.

‘What About This Property We Found on Another Website?  is a question asked quite often and though it's a valid question.........

  • Our MLS site has up to date information on all activity on our listings and those that you see on other sites may not be.  The home ‘you were lucky  to find' on another site may already be in contract or sold two years ago.  It will be more discouraging to think you found your dream home or that you see a higher price for the sale of your home....only to find out that it has been sold awhile back and the website you are on did not update their information.
  • Many would like to see (hope) that there are more properties in their price range than what is coming to them automatically through our search criteria we provide to the MLS system. The fact of the matter is that you can only buy what you can afford and only what is available within your criteria. If your Real Estate Agent is a member of the Honolulu Board of Realtors® then she/he will be subscribed to the MLS system and have access to all the listings that Realtors® and Realtor Associates® on the island of Oahu (Honolulu County) have input into the system.
  • Many would like to see that their home is worth 50k more than what the current market value is. If the site you are looking at has not updated their information from two years ago when that property was sold then you are getting inaccurate information. Our MLS system reflects all sold properties that appraisers will be looking at too and unless someone has all cash and willing to pay above market value then you will not be able to get your home appraised for more than what the current market value is.

You can be at ease knowing that your agent will be able to ‘check on those listings' you saw on ‘other' websites that are not within our MLS system. You will then trust that your Realtor® is a member of their local board and getting up to date information which is then passed along to you.

Is Your Realtor® a member of the Honolulu Board of Realtors®?

Are they subscribed to the Multiple Listing Service?

Good points.

I still can't figure out why potential buyers think they can find homes magically on other web sites and think they've scopped us.

They just don't understand do they?

Art...it's a valid question and some just 'want to be sure'. That's okay because once they see that all the time wasted searching all over the place...they're actually getting the listings from us all at one time.  They do appreciate when we check it out and explain.

Happens every time. I set buyers up with their personal listing "portal" and two days later I get a list of 20 MLS numbers ... "what about these"????? Sold, Leased, Withdrawn, Expired ...

I coach my prospects up front "My MLS feed has the most updated information. Many other portals have expired, sold, or withdrawn listings". Frankly some people still don't believe me.

It is a necessary idea. Good I'm not so sure of!

Computers can't add the human element an agent can. I've know hundreds of buyers who insisted on a "ranch" house, who objected to more than one step above grade level, who bought a two or three story with stairs every where.

You've got to be "competitive" but computers leave out the intuitive factor a great agent adds!

So true about the "third party" websites that do not actually get reliable information.  They are just fed by websites that the agents enter in the information and if they do not update them with either price changes, sold status, or expired you never know if you are just chasing ghosts.

Sally yes most folks want to search all over the place - and then they 'discover' once I check stuff out it's either sold or under contract or not at all what they're looking for. But they must do it these days - seems that's the wave of the future. What I find interesting is looking at homes I absoutley know are NOT what they're wanting but they want to look - cause they found it - just to be sure.

Bill: This isn't about technology vs. face to face. How's about the soldiers who contact me from Iraq and send me emails about the OTHER sites that are not affiliated with our local board mls system?  We do the best we can with the communication that is available. I deal with a lot of military and relocations that are searching before hand.

This post is about the multiple listing service vs. XYZ who get the listings from our sites and don't update them!

I think everyone else is on the same page so I thank you all for reading and giving feedback.

Sally - this is a pretty common phenomenon. Some folks get distracted by all the other stuff they find, and as you say so often those sites are not up to date.

 This is what I commented on, the rest just expanded on this idea. I don't see where we're in conflict or where we were discussing soldiers any where.  8>)

Bill: I speak (or in many cases email because they do not have access to a phone...i.e..where the soldiers came in) to them and get THEIR criteria for a home (and price range after speaking with a loan officer). Because of their constraints with communication devices......with ONLY a laptop to communicate with....the soldiers/military personnel I deal with NEED this for communication with me.

Just as you and I are doing right now. We go back and forth by email and the written word...but bottom line my whole post was about how my local mls system has more factual and up to date status on properties rather than a third party site where they do not update.

So how would you go about setting up a search for your clients when they are not face to face with you?  And....with that search...how would you go about letting your clients know that your mls system has factual data and many of these other sites do not ....especially when you have to take the mls they are emailing to you and you  repeatedly check on it and it's been sold a year...two years ago?
