"In the middle of difficulty, lies opportunity!" Albert Einstein said this and it is the case in real estate now. The Corrigan Group is seeing an increase of investor clients. Not only the professional investor, new investors are starting to invest in real estate. People are tired of the low returns in traditional financial and bank products and many have a growing lack of trust in the stock market.

Rents are rising. Rental clients complain they cannot find rentals. The demand is high for single family rentals in our area. I did a quick search on the Denver MLS today, January 25, 2011. I searched the DHL area, which is Highlands Ranch and Lone Tree. The search was for active, under contact and sold homes priced from $100,000.00 to $200,000.00 for the last 6 months. My search comprised of 52 homes, 10 active homes, 13 under contract and the rest solds.

Days on market are 79 and absorption rate (number of months to sell existing inventory) has decreased. I remember a time not too long ago that you could not consider buying in Highlands Ranch under the 200k price point! At these prices even a first time investor can buy and hold property seeing potential cash flow from rentals.

Highlands Ranch is a great place to live. My wife, and I, moved here from Austin Texas in 2009. We laughed at first because we say "we moved from one ranch to another". While in Austin we lived in an area called Steiner Ranch. This place beats Steiner hands down. The area is great with all of the amenities you could ask for, All within 15 miles of downtown.
