San Ramon market update

After having a very dull and quiet November and December, January has seen an uptick of buyer activity in San Ramon. Open houses are seeing more traffic; buyers are out in full force. Surprisingly there is more inventory and quite a few homes went pending last week.

Since January 23rd, 22 new homes are on the market. Price ranging from $145,000 to $ 1,250,000.  6 of these homes are Short Sales and 1 is a Foreclosure.  Also since last week, 17 homes have gone pending, prices ranging from $145,000 to $789,000.

There are a total of 218 homes available on the market in San Ramon and 183 homes pending. This does not take into account new home sales. Despite all the chatter about the REO’s that are about to hit the market in general, sales are getting better albeit prices are not going up. The higher end homes are definitely seeing a downward pull on prices, simply because Jumbo loans are hard to get.
