Those of us that deal with snow every winter know that you have to adjust your driving style for conditions or you may wind up in the ditch like the
car in the ditchcar in the picture!

Well, you could liken the current real estate market to driving in the snow. It's slippery out there!

During the Summer years of real estate, your agent could get away with sticking a sign in the yard, a bare bones MLS entry with a few photos and you'd probably get sold for a good price DESPITE the inadequate marketing and presentation.

Then the market started getting cooler, and homes started "fall"-ing off the ownership tree, a foreclosure here and there, a short sale here and there, prices started to come down, but few thought a real storm was coming!

But WINTER did arrive.  Days on market went to weeks and then months.  Inventory built up.  Buyers decided the market belonged to THEM and not YOU the seller.  It had to be so, every TV show, newspaper and magazine were telling them so!! People that needed to sell couldn't, and foreclosures climbed.

Sellers and agents that recognized the winter storm for what it was adjusted their marketing style.  Prices were reduced, marketing was amplified to make THAT home stand out from the others.  More photos, more descriptions, more websites used for advertising.  Those sellers and agents that understood adjusted adequately and got homes sold. 

The agents that adapted stayed in the business and continued to hone their skills...becoming the REALTOR® equivalent of The Marines... The Few, The Proud (note:  no disrespect meant to the Marines with this comparison!).  They implemented new ideas, blogged, used video, networked and marketed harder than ever before.

Bliz - you summarized it very well, either you amplify your marketing or you end in the real estate ditch.  How many sellers have we seen chase the market down?  Way too many.  Great post and deserves the feature.

Even driving in warm dry weather can be tricky, especially if you haven't been down a particular road in a while. Sellers need advice. Agents need to be current.

Glenn, Agreed!  One of our tools is setting up our sellers for an MLS search for their area.  Keeps us and them up to the minute updated on their competition, so we're both reading the same sheet of music :)

Kim, It is that way isn't it?  This was our 4th or 5th snowfall of the winter...I've lost track!  We're already about 6" over a normal winter total, and working on adding more :)

Jane, I know there might be a few agents who manage to get by solely on their personal sphere, but for most of us, no Internet marketing and capabilities would be career suicide.  The Net is the core of our marketing for our sellers.
