Whatever your reasons are for selling, here are some questions you should ask yourself before your decide to put your house on the market:

  • Am I motivated to sell?
  • Do I understand the current real estate market?
  • Am I realistic about pricing?
  • Am I prepared to clean, declutter and stage my house?
  • Is my house in shape for a thorough home inspection?
  • Am I prepared to make my house accessible, i.e., make it easy for agents to show my home to potential buyers?

Great advice, Letitia. Despite evidence to the contrary, many sellers are unrealistic about the real estate market and don't adequately prepare their homes before putting them up for sale. With so many homes on the market, sellers can't afford to ignore the advice of the experts, but amazingly, they often do.

Being a stager in the Philadelphia metro market, I really appreciated the shout-out for staging in the Chairman's report, and the "Independent View" that featured a Philly-based expert.

Letitia, you are absolutely right, but I don't think sellers honestly answer those questions. They think that if the house is not ready to be on the market, to negotiate the asking price could be a solution.

I think that being aware of what "sell an house" means it's soemthing we all have to work hard to have it understood by home sellers.
