Three Rookie Mistakes that can cause First Time Home Buyer kill the deal OR lose Deposit !

After housing hunting for several weeks or months finally as "Virginia's first time home buyer" you find your dream home. Yeah!!!! Just hang on before you can start celebrating....being a first time home buyer can you easily kill the deal by making simple mistakes that can end up costing you to lose earnest money deposit or void the contract and be back in the market. There are three mistakes every First time buyer should avoid:



1. Open Credit cards or finance to purchase furniture or other things for "TO BE" home. Stay away from decorating your dream home till the closing.

2. Ripped the entire home inspection report to the grain...be reasonable and know what you are getting yourself into. Discuss the concern and questions you have with your Realtor and/or get specific professional help rather than assuming worst case.

3. Keeping shopping for the best interest rate. Time is an essence on all our contracts. With the new regulation and guidelines you will have to commit to a lender and your interest rate. So don't wait till it is about the time to close on the home. And when your lender ask for paper work keep rolling!!

Ritu, this is a really good reminder to first time home buyers!    With the lenders checking credit RIGHT before closing, the need to take away their credit cards is important!

Good call Ritu. First time buyers need to be helped. These are good points for any buyers. I just spoke with a gal who was going to pay off a few loans to help her credit, turns out paying off the loans would have hurt her not helped her. Time to find that out is before it affects your credit score.
