What is Home Staging?

“Home staging” is not a new term, but for many homeowners and real estate agents the concept of “professional home staging” is one that is a little cloudy and confusing.  There seem to be numerous different definitions today for Home Staging all depending upon whom you speak to.

So, for the sake of clarification, edification and conversation, here is a comparison of the web definitions and what I consider as Home Staging.

My Definitions

Home Staging for Home Sale Preparation:

Home Staging is Not interior design; it Is budget friendly.  When preparing a home for sale, Staging should focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want. Home Staging for an occupied home is about effectively using what the homeowner already has while depersonalizing the home so it appeals to the largest number of potential buyers.  That means helping the homeowner eliminate clutter and personal items such as photos, taste specific art/accessories, etc.   It also means ensuring the home is spotless, identifying any minor repairs that may need done, providing resources to help the homeowner with those repairs if necessary, possibly bringing in eye catching accessories and even assisting in enhancing curb-appeal. 

Professional home stagers will work with the “flow” of a home, while creating a mood that is designed to welcome and entice a prospective buyer. Proper staging will make the home look brighter, warmer, more spacious, and more welcoming.  It’s about taking care of those small, but important, details; using the correct amount of furniture, proper furniture placement and balance, just the right amount of accessories, accenting the highlights of the home, neutralizing the home’s deficiencies, showing how to effectively use that odd space or room.  It is creating a “scene” and a “mood” in each room that will help make the prospective buyer want to this as their home.

Staging is also highly effective for vacant homes.  This entails bringing in rented furniture and accessories (owned by the stager or rented by the stager).  But, again, it is setting the stage – making a warm and welcoming environment.  It allows prospective buyers the opportunity to see how furniture fits into the home, to see how “odd” spaces can be utilized and to visualize themselves in the home.  (Most listing agents agree that vacant homes show better with staging.)

 

Home Staging For Downsizing (Senior or Assisted Living)

Home staging is a valuable asset for those who are downsizing; especially when downsizing to an assisted living facility.  Having to downsize can be an extremely stressful undertaking.  Hiring a professional home stager to help with the move can relieve much of the stress.  A professional home stager will be able to provide ‘to scale’ floor plans to help the owner determine which pieces of furniture should be sold or given away, which pieces should be taken to the new home, and the best placement of that furniture.  A professional home stager will help determine the most pleasing and functional placement of the furniture in the new home. Professional Home Stagers will also have professional resources to assist the homeowner.  Those resources include reliable professional movers, estate sale professionals, home cleaning professionals, and even real estate agents if the home is to be sold.  We will actually manage the move for the home owners.

Well, you got the definitions right...... and your presentation is right on....... Keyword:staging.You presented this concept..... that it is "creating a home'a appeal" through staging, not interior design. Thanks for the FYI....
