The 1st point I must make is, do not hire a Realtor who works another job to supplement their income! Would you use a doctor or attorney that needed a part time job? I wouldn't.

I have made this my full time career for 10 years and have consistantly ranked as a Top Producer. 2009 Janet Larsen ranked in the top 50 in the State of NJ Remax Agents. 2003-2009 NJ Association of Realtors Circle of Excellence Award Winner and 2005-2009 Remax 100% Club Award Winner.

I have listened to many homeowners that continually tell me they wish they had called me 1st instead of going though 1-3 other Realtors and wasting 6 months to 3 years trying to sell their homes that I have sold in a period of 1 day to 120 days at the price they expected anyway. Secondly, make a couple of test calls both to the agent's cell phone and the office. Make the office call on the weekend and randomly to the agent. The agent should be able to respond within 4 hours to your call. Many times, I have called small local town Real Estate offices at 4 or 5:00 on a Saturday and not only don't they answer, but I can't get to the agent to schedule a showing on their listing. I will bet many of these homeowners have no idea how many showings get lost due to this.

Next, interview agents! Ask questions regarding internet marketing, blogging, advertising of their listing, signage, pricing, staging, painting. Ask the agent how many homes they have sold in the past 12 months and their career. Ask how many years they've been in business. Ask the Realtor if they have taken any continuing education courses relating to Real Estate! Are they experienced in diverse areas such as short sales, bank foreclosures, VA, FHA, Conventional financing, Estates, encroachments, title policies, deed restrictions, land value, tax accessment verses appraised value.

Janet I agree sellers should hire someone who works full time at Real Estate.  The comment about calling the agent 2 or 3 times to see how long it takes them to return a call.  That really tells you a lot about them!

Thank you.  I call so many small town agencies after 5:00 or weekends and can't get an answer or get a voicebox that's full with no cell numbers for an agent.  Can you imagine how many showings a seller may have lost!  One is too many!

Great post however the one thing I disagree with you about is length of time as a REALTOR I think some of the people that have been REALTORS for a long time are stuck in newspapers and real estate magazines.

I have not been a REALTOR long yet I am in a multi million dollar producer.

Great post! Finding the right realtor is very important. Seems many start with a realtor and hope that they will change later on. Doing some testing before making that commitment sounds like a workable solution.

Valerie, you do have a point when you have credentials!  As a multi million dollar producer I'm sure you can win over many sellers!  Thanks for your comment.  Tom, I wish more people would not only interview agents, but higher appraisers to see which agent is on target with the price, rather then listing with an agent because they tell you a number you want to hear!
