Be Careful because It May Not Be There TomorrowToday, approximately 85% of buyers begin their home search on the internet. And, studies indicate that they look for 2 to 3 weeks before contacting an agent to help in their search.  There is more information at a buyer's fingertips than ever before. And, today's buyer is sharp.  They do their homework and they know where to find the information they need.

But wait, not so fast.

Is it as simple as that?

Well, not always.

Real estate is local in nature.  And, a Realtor's job is to educate the buyer to the local market conditions and give them as much information as possible.  We want to assist a buyer in helping them find the house that suits their wants as well as their needs.

The scope of the market has changed immensely over the past several years, due it's cyclical nature. And it will continue to do so.  Today, in Brevard County we are seeing a large number of short sales and foreclosures.  And, as surprising as it is to some, we are seeing multiple offers, on houses under $250,000.  The "good ones" are going first and quickly.  That may be the most important information we are trying to get out to our buyers.

We've recently been in situations where we've had buyers that found a house that suited their wants, their needs, and their budgets.  The buyers were tickled. However, some buyers want to take time to think about it, and understandably so.  This is the biggest purchase of their lives.  However, a week or two later, when they are ready to move forward, the house they wanted is under contract with another buyer. 

It's a difficult situation for the discouraged buyer, as they have to go back out and look for another house.  Then, it's only natural for them to compare the other houses they see to the one that they missed.

And, then it seems that the houses that catch their eye are the other ones that are already under contract.  It's like a case of, "I want what she's got."

So, remember when out looking for a house in Brevard County FL, often times we find ourselves in multiple offer situations.  The good ones are moving off the market, quickly.

I find it interesting you refer to the changed market condition as due to its cyclical nature, do you think  there might be a little more than normal cyclical changes going on here?

Hi Sandy, you are so right in stating that real estate is local in nature.  The internet provides a lot, but actually getting here and looking and being educated about the area is an entire different situation.  Good post!

This happens more and more frequently as the inventory we're left with is never quite up to par with the dream home they've lost.  It can make for quicker decisions the 2nd or even 3rd time around though!

Hi Sandy, I totally agree with you that every market is totally different; here in Houston we have such a vast majority of areas that agents usually specialize in 1 or 2 and may actually do 3 areas but after that they pass them on to another agent that is more qualified in the given market area. However, one thing that is consistent in most markets is people taking the time to think about things and loosing them. When I tell people I have someone else looking at this I mean it. I just want to give them fair warning that it may go. I had a situation where no one was looking at the house. I told the agent I am getting 5 to 6 people a day the next person may want to buy the house so she agreed; thankfully the agent and her clients wrote with me, and you know the next person wanted that home but since it was sold they had to purchase the one down the street with a similar layout.

Hello Sandy and YES the market is changing the Internet is a very helpful tool! But shopping on some Real Estate networks can be very frustrating for some because the listings showing up at either gone or bait homes. I think it's very important to find a good agent and know when to "Pull the Trigger" and make it happen when purchasing a home.

Chris, Thanks for your input.

Judith, I think the internet does provide a lot of good information to buyers and sellers, however, it doesn't replace being out in the field, learning about the current market.

Vickie, It is hard to predict what is going to happen with a particular property.  Some that we think will sell in days, never receive an offer. But, I do agree, that timing is so important.

Kevin, It does make it difficult for a buyer to lose a house that they have fallen in love with.  Sometimes it takes some time for them to let that one go, and open up to the thoughts of another property. Funny, after some have done that, I've seen them later, like the second one better than the first.

Hey Yolanda, How are you and Bob?  Hope all is well with you and it's not too cold there.  Interesting to hear that your inventory is moving quickly, also.  Great job in being upfront with your buyers!  Sounds like things are going well for you!  You go girl!

Hi Bob, I think you make a good point.  Often houses that are online have already sold.   I always remind buyers when they are looking online to not fall in love with anything they see, as we want to check it's availability first.
