LAKE COUNTY FLORIDA DECEMBER SALE REPORT--STRONG BUYER ACTIVITY AND PRICE STABILITY
There were over 345 homes sold throughout LAKE COUNTY in December 2010 as compared to 234 sales in December of 2008.
That is an increase of over 100 sales or just under a 33% in two years.
Over the past six months we have experienced a leveling off of the average sale price in Lake County.
In December the average sale price of a home was $137,660. In December 2009 the average sale price of a home in Lake County Florida was $139,863
Homes above the average sales price are still showing signs of decline especially above 300K and this trend will be very interesting to monitor going forward.
The combination of affordable home prices, attractive interest rates and good inventory selection have triggered a strong increase in buyer activity.
Agents, Brokers, Title companies and Lenders are all reporting an increase in activity especially since the start of 2011.
A segment of this increase can be attributed to seasonal sales.
The general sense is that a growing number of owner / sellers are realizing they must price their homes to compete or take the risk of being ignored by qualified buyers.
With nearly seven million dollars in closings during 2010 I don't see any reason why our business will not continue to grow in 2011.
