IDX - universal usage of listings

IDX has become essential, particularly in high population density areas.  The public loves it, of course, because they want to be able to browse and shop as much as possible on their own.  I think agent views differ somewhat, but most agree it's a must.

I love the flexibility it gives buyers.  I connect with my buyers based on my knowledge of my market area and my willingness to openly share information.  NOT because I'm marketing a particular listing.  I've never been a believer in limiting the buyer's ability to search for the "perfect" house.  And let's face it, as listing agents, most buyers coming to us aren't finding the perfect house.  As a listing agent, I love the exposure it's giving my clients.  The more people and agents seeing it, the better chance it has of getting sold!  Not sure why this concept would be a problem for anyone...unless they're still living in the 70's!  Just my 2 cents...

Absolutely essential.  Buyers want to see lots of houses.  They want to be sure that they are exposed to the right house.  Limiting their selection will only serve to make the buying experience more frustrating... and sellers don't need fewer buyers in the market.
