The latest numbers show considerable promise for foreclosures heading down, with 13 scheduled for the week of 3/21/2011.  This is by FAR the lowest number of potential foreclosures since we started tracking the weekly numbers.  The previous two weeks were also consistent with the rest of 2011.  Whether these lows were artificially created by the HUGE number processed in December 2010, or because the banks are delaying further processing is yet to be determined.  Hopefully these numbers are not falsely depressed and instead an indication that the worst of the foreclosure levels are past. We'll continue to track and report for you.

The chart details the number of scheduled sheriff's sales PLANNED by week for Warren County Ohio and represents a wide range of locations and price ranges throughout the county.  The numbers include builders and property rental owners being foreclosed, not just private individuals occupying the homes.  The data source is the Warren County Sheriff's website.

Foreclosures sadden me. Anything to reduce the number is worth trying, and I am hope the numbers continue to decline. Are you doing many short sales out there?

Anita, We're hopeful this trend continues.

Phil, We haven't personally been working many, but they're out there in decent numbers.  Depending on the particular community, the short sale/foreclosure segment is dominant.  Most neighborhoods fortunately have managed to dodge them being the larger part of sales.  We hate to see any foreclosures happen, that's someone's family losing their home, but hopeful these numbers stay down or even lower would be better.

That is a good sign. And the shadow inventory was just something certain people made up to scare children on Halloween.

I'm doing a listing interview with a lady today. I just reviewed her neighborhood and have found that the market for her size and style house is $40k less than they paid for it in 2007. Ouch! Nothing but repos selling right now...

Paul, There are a couple of developments that we used to market heavily in our Franklin area, and we've essentially abandoned marketing there.  If you're not a short sale or foreclosure, it's WAY grim.  The bottom just fell out of those two.  Most of our county is still in pretty good shape.  Whatever someone paid in 2004/5 is usually about par for selling price.  Anyone who bought around 2007 is probably taking a pretty nasty hit to get out.
