COLES CROSSING SOLDS FOR THE MONTH OF JANUARY 2011

After an amazing SEVENTEEN solds in COLES CROSSING last month, (December '10 COLES CROSSING SOLDS)  January saw just FOUR closings take place in this highly-regarded neighborhood located in Cypress, TX in between Telge and Barker Cypress just north of Highway 290!

The prices of these four homes ranged from $280,000 up to $606,500 in the gated section.  Oddly enough, of these four Coles Crossing homes which SOLD in January...ALL had HUGE lots!!  The smallest lot size was 11, 729 square feet!!  I must say that most of the time, buyers enjoy having a nice-sized lot.  All of these lots definitely were "premium" lots.

The price per sq. ft. for the home in the gated section was $100, while the other homes averaged a nice $89.15 per sq. ft. Three out of four of these Coles Crossing homes DID have a pool, however, this did not seem to have a bearing on the price/sq. ft. paid. 

If I had two pieces of advice to give the prospective Coles Crossing seller, it would be as follows:

1.  Don't sell yourself short!  Homes in Coles Crossing are in demand. If you have your home properly decorated and staged, it will bring top dollar (with or without a pool). 

2.  Money towards Paint and Landscaping IS money you will recoup!  Try to neutralize any "loud" rooms. Warm tones will most definitely appeal to a broader market.  Also, you would be AMAZED at how a little landscaping will ADD to the perceived VALUE of your home!

Hi Sonja, You took some great photos of the Coles Crossing park and pool!  They do have a gorgeous pool!  And I can't think of any better advice to give to sellers than you have pointed out.

Sonja--Beautiful pictures of Coles Crossing in Cypress Texas.  I am a little surprised that sales were so much higher in December than January since weather is not a factor where you are.  Seems like the holidays would have slowed things down!

Pat, I was surprised, too! The only thing I can guess is that people are concerned about the interest rates rising, so they are trying to go ahead and make their move.  A new home is a nice Christmas present!!

As for the weather--- last week and this week have been interesting.  We rarely have a freeze here...but last Friday school was canceled due to the hard freeze and icy roads. Now, we are awaiting word to see if school will be cancelled tomorrow (Thurs.).  Not good for showings for sure!
