Berkeley Heights NJ Homes Sales for January 2011

Continuing Recovery in Housing Market.      

So how does the Berkeley Heights,NJ real estate market look these days?

The average sales price for single family homes in Berkeley Heights from  January 1, 2010 to December 31, 2010 was $639,206, a 9.65% increase from 2009 which was $583,000. 1st Quarter sales were fair and increased in each of the 2nd and 3rd Quarters. 4th Quarter sales fell off, however, there are currently 13 pending sales which could end up pushing the 2011 1st Quarter higher than the 2010 1st quarter. Current inventory (including townhouses), is low with only 47 properties listed for sale but should start to increase as we get into February and March. While 2011 will still be a challenging year, based on existing pending contracts, low mortgage rates and desirability of Berkeley Heights Township we should see a continuation of stability in the Berkeley Heights real estate market.
