Wake Forest Real Estate - Infomercials should be outlawed!

I will advertise my available properties on Craigs List. I cannot attribute any direct sales to Craigs List but the exposure is Great for my listings.

They type of buyer that looks on Craigs List  - Are you typical Infomercial Buyer.

This is a true story that just happened this afternoon.

1:35PM

My phone rings

ME - Hello this is Rebecca how can I help you?

AH-Yes I saw your home on Graham Sherron on Craigs List we are in front of the house now will the seller be able to show us the home.

ME-I am 5 minutes away I will show you the home.

AH- Okay we wanted to speak with the SELLER.

ME I'll see you in 5 minutes.

I make sure to call my friend and just keep the phone on while I am showing the property. (Safety issues)

I open the door and allow the Father and Son look around the vacant new home. I stand on the front porch as they explore the home pointing out the features.

The father(AH) starts downgrading the home.

AH - The home needs to be completely repainted, the drywall is horrible. So on and So on.

Then the son comes downstairs and is trashing the home.

AH2 - The floors need to be refinished the bonus room needs to be finished. For me to do all of this work it and for me to make $60,000 on this property in 2 years I will have to buy the home for a better price. The home needs a lot of work in order for me to live here.

ME - If you are interested in buying the home make an offer. The home next door built by the same builder and 400 sq ft less sold for $259,000 the home 2 doors down 500 sq ft less sold for $277,000 and this home is listed at $259,000. I am sure the builder is somewhat negotiable but I would recommend not to be insulting.

 AH2 - We have been looking for the past 3 weeks and we can't seem to find a home to agree on. This home needs soo much work that I can only pay $225,000 to make this worth my while.

ME- I told them at $225,000 the builder would have to pay them to move in and I did not think that was going to happen. I also said that the builder would not dramatically undersell this home and hurt the surrounding neighbors. But if you are looking to negotiate a price we can write an offer and see what you agree on.

AH2 - Unless the seller takes $225,000 we are not interested and there is no need to write an offer it will be a waste of our time.

ME - Good Luck

 

These guys are fortune hunters. They are going around talking a big talk to local builders. The fact is the Wake Forest Real Estate market is stable. We have not been affected by the credit crunch or the bubble. Builders are more negotiable than ever but they are not going to come to a closing with their check book in hand. They don't need to.

The majority of calls I receive off of Craigs List are wannabe investors searching for a great deal 50% under market value.

Trust me if these deals were this rampant wouldn't I be the first to buy.

Well that sounds like fun Rebecca. These guys will probably never buy any thing because they are trying to make a killing on the property. The investors I work with are happy to walk with 20K. If they can do this once a month it's a pretty good year. Thanks for reminding me why I do not work with buyers:)  

AH stands for "almost happy" right?

I don't find that about Craigslist lookers here.  It is just a percentage of people just looking who cnsider themselves smarter than the average bear and looking for something for nothing.  You will find those type of lookers if your site has alot of traffic too. Many people really do believe that by cutting out an agent will lower the price of a home. (hence, the wanting to talk to the seller) They feel that people raise the value of a home in order to pay the broker.

I found it's just a waste of time doing a cold showing without any information on the prospects. I always ask them a list of qualifying questions before showing them anything including if they are working with someone else, price range, area, pre-qualified.......  If they are signed with a buyer agent I will know, by the way they answer.  Some people will sign with multiple agents and you don't want to be involved with that kind of mess.

There are many buyers out there looking for the steal of a life time.  They have no sense of true value but think them selves savvy enough to recognize a steal if the stumble upon it. 

I work exclusively as a buyer's agent and I love helping people get a fair deal on the home they want but I tell them that they must be realistic in most situations if they really want the house.  After all if the seller wanted to give it away the line would be a mile long.

Rebecca, that seems to be the mindset of quite a few buyers. It's very unfortunate.  Glad you stayed safe, in the meantime.
