Do you have a Motivated Seller?

Do you have a "Motivated Seller"?  A better question is do you have a seller that is not "motivated". 

Does this get more or less showings?

Does this get lower or better offers?

Does this get offers sooner?

Is this counter-productive for a seller who is trying to get the most for their home that they can?

If you are a seller - what are your thoughts?

Does this work?  If you are a buyer, does this make you want to put an offer on a house you would otherwise not want?

This word is popping up more and more as if there were some other type of seller although I have yet to run into the "casual" seller.

Good question....

I would surely expect a deal if the seller was 'motivated'

But it probably would affect my offer too much since I wouldn't base my purchase decision on the 'deal' but rather the 'house'

Tom -- You would be right in basing your offer on the house and not the deal, although most buyers tend to base their offer on the house and the "motivation" of the sellers as they understand it.

As a home stager, not Realtor, I've always thought that seller's don't necessarily want to be known as "motivated" - is this something I'm off base with?  However, with the current market being so slow and nothing seems to be moving quickly I would think most buyers see this as all sellers must be motivated!

I like to use the word "pro-active" with my clients.  When they, the seller, are pro-active in the sale of their own home from the beginning, getting the house prepared well (that's where I come in!) before listing, getting a consultation on how the property shows from a professional, doing the work (sweat equity usually - not a lot of cash) to get the house "show ready" and then listing, these are the sellers who are motivated and responsible IMHO to ensure that their house will sell quickly and at top dollar.

I'm interested in hearing others thoughts here as well....thanks for posting Collin.

Karen - being a 'pro-active' seller is absolutely the way to go.  The market is very competitive and every makes a difference.
