What is the Number One Complaint that Sellers have about their Real Estate Agent?

They NEVER hear from their AGENT!!

You know that the Public already believes that Real Estate Agents put a sign in the yard and that's it! It seems that once some agents get the listing they reinforce that notion by never calling their Seller and letting them know what is going on and what they have been doing.

So why is that? I understand that it can be like your married once the inks dried and just don't want to go home because of all the nagging. Sellers are human beings, they are all different, some can try and be very controlling and want you to speak with them everyday. Some are calling for feed-back before the showing agents car gets out of the drive-way. But, think about it....wouldn't YOU want to know what was going on with your home if it was on the market?

What it comes down to is time management. EVERYONE needs a SYSTEM. 

Here is a glimpse at the SYSTEM I use for staying in contact with my Sellers:

  • ShowingSuite.com - Awesome showing follow-up site. Once an agent shows one of my listings it will AUTOMATICALLY send out an email asking the agent for feed-back on the home. Once they respond (and most do) it will send the Seller an email so they can see what the Agent and Buyer thought about the property. I LOVE THIS SITE!!
  • Auto send reports from Trulia.com about activity on their property site.
  • Auto send reports from Zillow.com about activity on their property site.
  • Top Producer Seller follow up system. Just about on auto-pilot, all you have to do is LOG-IN!
  • I send links to different sites where their home is being advertised for their review.
  • I send links to my blog showing their property listing displayed.
  • I send them information when another competitive listing hits the market and when one closes.
  • And of course, I try and call them every couple of weeks to check in personally.

This way even though I don't call them everyday or even every week, they are receiving information about activity on their property.

All the Seller wants is INFORMATION. You need to BE HONEST, BE FACTUAL and definatly BE THERE!!!

They want what you would want if you had your home listed with a Real Estate Agent! Communication!

While I like the auto-sends -- I also put and Outlook tickler in for me to call the seller every week -- just to chat and catch up.  all it takes is a call or two a day to keep in touch with all of my listings on a weekly basis.

Paige - unfortunately, telling agents they should stay in touch with their current sellers is sad since it seems as if this would be the normal course of business.   Whether it is accomplished through auto-send techniques or a tickler file system --- as Nike says "just do it".

I agree with you-Paige.  I send my clients every 2 weeks the stats on who has viewed their property.  I would be surprised if other agents are doing this for their clients because this is normal course of business.   Great re-blog!

I send a hand-written letter to my clients every week. Of course my hand writing is so bad no one can read it. Kind of a catch-22

This is so true - I hear the same thing myself. The news many times in the current market is not the best, but it's our job to give them the info they need to make a decision as to how to position themselves in the market - the good, the bad, and the ugly.

Paige,  I try hard to stay in touch...specially in the slower market.  I have not had great success with showing agents responding to my efforts to get feedback.  I follow up with them with a phone call after the email.  Have a great weekend!

Paige, these are great ideas! I also like to send them some sort of "Friday Funny" so that even when there is nothing new to report on the sale of their home, they will at least know I'm thinking about them.

Hi Paige, I think many agents are hesitant to call because they hate to tell them that there has been NO activity if this is the case. Putting this off just makes things worse, so having those auto reports in place are great. I love showing suite as well. I also do a weekly seller report and they are set up on our auto CMA each week, so they see any new changes.  Nothing beats calling or stopping by though here and there.

Good post Paige.  Calling never bothered me but I've got to tell you it's difficult to do this in this market due to the fact that, in many cases, there is nothing new to report.  You're right sellers do want to be informed but what do you do when nothing has changed????  I know you have to keep the rapport up but what do you mention when nothing has changed????
