Minnesota house hunting season is officially in its first weekend and, since official opener on February 2, there is no doubt that the good stuff is going fast. For the early season hunters, there was lots of inventory and great buying opportunities on some really nice homes.
Just like the Minnesota walleye season where most of the fish are caught in the first couple weeks, most of the best opportunities will be gone in a short time. Of sixteen home listings of interest identified by one of my clients last Wednesday, seven are off market with an accepted offer. The optimists would say that there are still nine left to tour and consider, and they're right. Well, they're sort of right. Which seven have been sold? The best ones or the worst ones? Our list has been chopped from the top down. Most likely, the seven best listings are no longer available.
Maybe the owners of the really good listings are holding off, waiting for you to decide to start your spring search. Maybe the best listings won't be on the market until the snow melts. Maybe the Easter Bunny will gift you enough for a big down payment. Maybe you'll win the lottery. Maybe you need a new plan.
Call me or another Accredited Buyer Representative (ABR®) and make arrangements to get in the buying market while the best homes are still available. My offer to you is a free, no obligation, home buyer orientation and strategy session. It takes about an hour, and we'll discuss the market and trends, financing options including down payment assistance, buyer agency, risks and rewards of buying a foreclosure or short sale, and a whole lot more.
If you're thinking about buying a home in the next year, now is the time to begin laying the foundation for an informed decision. Call me now.
