These look lovely...very similar to a NV townhome I once owned. And you are SPOT ON where it comes to having representation on new construction...it is important for the BUYER to have someone on their side!

It's amazing how many people have called me about my blog posts that have already visited and registered at the different new home communities.  They often call for representation when it's too late.  I can usually pull some strings with the builder rep, but that is entirely dependent on the community.

Many years ago (before I was an agent) we went to a new home builder without an agent. We KNEW we wanted to use one but didn't know they have to go with you (or at the very least a card be given) on the first visit. We were able to get our way by saying "We will NOT buy and Will Walk Out if you do not let us use our realtor and he gets the full commission. They let us, but they don't always do that!) And so many people think the sales people are looking out for them, but they work for the Seller/Builder!

Dave - you've done a great job advertising this community. I represented S & A Homes in the Carlisle area. They've since gone to in-house reps. They build a decent product for the money and are easy to work with. My clients who purchased with them were very satisfied with their homes and the after-the-sale service.
