Its a great time to buy a home here at Wintergreen Resort,Virginia. We have currently an inventory of 72 homes available, both resale and new construction, compared to only 56 available at this time of year in 2006, & 47 in 2005. Price ranges with the most available inventory include $350,000 - $399,000 (13.89%) and $450,000 - $499,000 (13.89%), with homes ranging from $1,000,000 and up, only taking 6.9% of the market. Good news for most buyers. In fact, most of the homes available overall are in the $350,000 - $649,000 (63 % ) price range. Also, despite more new construction homes available this year than in previous years, they only account for 9 new construction homes of the 72 available homes overall. The percentage of LP/SP is still around 95-96%, as it was last year, however I've noticed many have had their listing price reduced already as they are staying on the market longer overall.
So there are lots of homes to come and see at present. That, plus the recent lowering of the interest rate (1/2 %) makes it a great time to buy here, especially in those medium price ranges where most inventory is!
