Why Some Homes Sit While Other Homes Sell In NJ

Munish holding the SOLD signThere are a lot of home in the market for buyers to chose from. Why some homes sit while other homes sell in this real estate market? The answer to this question many seller are asking is that there are two very important parts of a sale, number one is the price and number to is the condition. when the price is below market value and the condition is above average the home gets offers and eventually sells.

Yes, in this market. So why some homes sit and other homes sell in NJ; the Whats the condition of your homeanswer is you need to bring the price down and the condition up for your home to be in the market place. If its not positioned in the market, then you are either in no mans land or out of the market.

The question you need to ask yourself is; do i want to sell my home or help sell someone Else's? This is Why Some Homes Sit while Other Homes Sell. Please take a look at the video prepared by my friend jay papasan from KWU to give you some clarity on this topic.

There is a big difference between ON the market and IN the market. Buyers today will sort the homes to narrow itThe two things that add value to your home down to the homes that are IN the market. In this competitive market, buyers are spoiled with choices. Why some homes sit while other homes sell in NJ is because sellers are either OUT of the market or in No Mans Land. Let me explain: If you are not getting showings, You are OUT of the market. If you are getting showings and NO offers, you are in NO Mans Land. If you want to get offers; you need to get IN the market.

Munish, you are correct in that some sellers are actually helping others sell their home.  When price, condition and location are not at their best, the house will take awhile to sell.

Munish-Homes also sit because agents don't take time to educate buyers on reasonable offers.  Everybody's reading the news, and thinks they can pay pennies on the dollar for homes.  Good post!

Munish, I agree and it was Lenn who helped me understand that IT IS price, location and condition that sell a house. As a real estate home stager, my comment is:  home staging justifys the asking price  creating a home that is "priced-to-sell"and creates the newest "hot property" in any target market location. Home staing presents a home at its best condition: up-dated and well-maintained and can prepare the home for fabulous digital photos that potential buyers can view through the internet or printed advertisment. Home staging is a essential marketing startegy and should be included in the marketing budget.
