I wish I had better news, but unfortunately sales declined by 11% in January. This is the eighth month in a row of sales declines and the lowest number of monthly sales in more than 5 years.
The average sales price increased by 6% but as in past months this increase was caused by an increased number of sales of higher-priced homes. Sales of homes priced between $200,000 and $1,000,000 actually rose by about 9% in January but homes below $190,000 declined by 16%.
The number of new listings dropped by 12% but due to the slow sales the number of active listings increased by 4%.
The pending sales number, down by 6%, does not give us much hope for February.
