All of us can use another tool in our tool belt in the mortgage business and I would like to share one with you.  If you have any clients that are both 62 or over and intend to live in one of the units they could purchase this property with out a monthly mortgage payment and have the other side as rental income.  Keep in mind that they do not need to qualify with a credit score or monthly income because they do not have to service the debt.
