But My Realtor Said The House Was In Great Shape

While driving the back roads to show property today, I came across this sad sight.  The first thought that came to my mind was that moment and conversation that always takes place between a client and an agent...at least it seems to with me.  That moment when the client asks; "so what do you think of this house...do you think it's in good shape"?   Sometimes I'm tempted to give my true appraisal of the homes condition, but the first words out of my mouth are "I'm not a home inspector".  I might then give the client a very superficial assessment, but always end it with; "I'm not a home inspector".  I'm sure we all know better than to cross that line and when asked that question I always think of homes like this and the client saying;   But My Realtor Said The House Was In Great Shape

Your Realtor may state his/her opinion, but that's all it is.  Buyers and sellers alike need the services of qualified home inspectors...best money you'll ever spend when considering the purchase of a new or existing home.

Today a Real Estate Agent told me the house was a "Tear Down".   She was absolutely correct.   But that is a rare exception.  Unless the house looks like your photo above, Nick, we should hold our tongues.

I am with you Nick...I can not stress enough to my clients...that even if a house looks good to me we need a professional inspector to tell us the real scoop.

Nick, this one looks like a crack house I once had listed.  I always advise them to get a home inspection.  It is ultra important.

I use the "not a home inspector" line frequently. I frequently have out of town customers who rely on my assessment of a property. I take tons of pictures and just state the facts.

Great advice Nick and especially for this house!! We go as far as even having a clause in our offer that states that we are not engineers, home inspectors, accountants etc...... Wonder about the story behind this err, palace!?

Kaera-there were no signs up so I don't really know.  You are so right...whenever something goes wrong, the real estate agent is usually in the direct line of fire.  

Maureen-thanks for stopping by Rainbow Landing and yes I'm very happy this is not mine.

Al & Peggy-we have a similar clause built into our contracts where the clients have to sign off that they have not relied on the advice of a real estate agent regarding, structural conditions,electrical heating, plumbing, and much more.  Don't know the story...it's out in the country with very few houses around.

And I'm quite certain in the MLS description it said, "Cozy cottage. Needs a little TLC....." I'm adamant about my buyers having a professional home inspection. If they decline, I make them put it in writing that I recommended it and they chose not to have one.
