Thinking of Being in a New Home for the Holidays this year? If your home isn't listed, you need to get started now.
In years past, I generally get calls in mid to late October with potential Denver home sellers asking about moving in time for the holidays. In this years case, if you plan on carving your turkey in a new home, or singing Fa La La La in your new living room, or celebrating any holiday in November or December for that matter in your new Denver home - you need to get on this now, if you haven't already.
Here are some of the stats for the Denver Area Real Estate of Days On Market for August 2007:
- Douglas County/Highlands Ranch & Lone Tree: 60 Days on Market (Highlands Ranch & Lone Tree Real Estate)
- Douglas County West: 118 (Castle Rock Real Estate and sections of south Littleton Real Estate in Douglas County)
- Denver South East: 98
- Denver South West: 93
- Aurora South: 84
- Jefferson County South: 76 (Jefferson County/Littleton Real Estate)
- Jefferson County South Central: 79 (South Lakewood Real Estate, Morrison)
- Douglas/Elbert Parker: 115 (Parker Real Estate and Elbert County)
- South Suburban Central: 75(Littleton Real Estate of Arapahoe County, Centennial/west, Greenwood Village/west Englewood)
- South Suburban East: 105 (Cherry Hills Village, Greenwood Village East, Centennial East)
Here are the factors that can get your home sold before the holidays.
- Hire a trusted Denver real estate professional that can get the job done. What does that mean? They will tell you what is reality - not just what you want to hear.
- Price Price Price - If you think you are going to be trimming your tree in your new Denver home, this is the most important aspect that needs immediate focus. Which goes back to one. If you hire whoever tells you the highest potential price, or sits there and schmoozes you to get your listing - chances are, you don't have the right price and you may not be moving in time.
- Condition- Make sure your home is tip top shape. This doens't mean dumping a grand amount of money in your home. This means going through and finishing up all of those to-do list items. And keep it clean. You need to have the home in the best shape for the best price. Your competing sellers want to move too - you need to be as desirable as they are.
- Allow all showings. Showing your home can be an inconvenience - but plan on being inconvenienced if you want to sell your home. Broncos on? Go to the sports pub up the street -but let those buyers in!
Some of these numbers are daunting - with the high Douglas County West & Douglas Elbert Parker averages of 115 - 118 days on market - that is just shy of 4 months. So yes, according to those statistics your turkey will be carved right where you are at. But I assure you that there are homes that pull make that average higher due to overpriced homes and certain pockets that just are having a tougher time. But on the flip side, there are homes that sell quickly that keep those averages from being even higher.
If you are serious about selling and truly want to sell your home prior to the holidays, it can be done. Keep in mind that the day your home is under contract is not the day you move - an average amount of time to close is 30 - 45 days in the Denver Area. So if you are a buyer - you are on a timeline too - the old saying is true, Christmas WILL be here before you know it!
