Spring is almost here! Are you asking about land values, or fishing? The fishing isn't too expensive; just a license is required in most cases. Some streams have a trespass fee to get access, but definitely worth it. Land prices are reflective of the quality we have here. It's fairly coveted, especially if it has a live stream. I know of one ranch that has 1.5 miles of Piney Creek running through it.
