Tish; I am greatly impressed, and all without once using the word Hyperbole.
This is one of those seemingly "minor" issues which is probably often overlooked.
Susan: As we get more civilized, and fewer homes have oil and propane tanks, agents are less experienced at this sort of detail work. Even though it is a part of our standard PA some fail to address the issue, which, for a buyer may mean $Hundreds at closing.

Roy, this is where a Listing Agent could get a few hundred $ extra for the seller at the closing table. Buyers should be made aware of this expense.
