Laramie, Wyoming Real Estate: Contract Deadlines for Buyers

Now that I'm under contract to buy a home, how will I remember all the dates and things to do?

Part of my job is to help          deadline man icon
keep everything on track.   I
will do what I can to make it
easier by providing an outline
of all the important
deadlines, dates and
details.  A straightforward
transaction might include:

·Deadline to Visit Lender and tender Loan Application
·Time window for Inspections
·Deadline to request remedy for things found during inspections
·Deadline for written agreement between both parties regarding inspection issues (if any)
·Last chance for Buyer to void contract if unable to agree on resolution of inspection findings
·When to line up Homeowner's Insurance
·When the Title Commitment is Due to You
·Time window to Request in Writing the remedy of any Title defects found
·Reminder to put Utilities in your name
· Date of Final Walk-through
·Closing and Possession

 I wish I could do more but the truth is that you will be the one that has to fill out endless paperwork and provide umpteen years of your financial history.  You'll get to decide who you want to work with regarding lending, inspectionsinsurance, etc.  It can be a daunting process but I will do whatever I can to make it all easier. In the end it will all be well worth the effort when you have your very own place to call  HOME.

I put together a Contract Timeline for every contract as well. Mine only has the list of contractual requirements to fulfill...I like your adding things like "put utilities in your name".

Hi Brenda - A time line for everyone involved is a good idea.  I have to admit before I was in the business I had no idea of what was going on when buying a house because no one would tell me anything.  I remember how that felt and I will not do that to my clients.  Great blog, thanks.

Tim and Steve - It can be a little overwhelming and since I can't do the "heavy lifting" for a client, I feel like a timeline is the least I can do.

Brenda---I put deadlines into my phone so that I do not miss them.  I think I may start recommending that my clients do the same.  If I give it to them on paper they misplace it or forget they have it.  Great post on what to expect!
