When a property is not selling sellers ask; If my price is too high why don't buyers make me an offer? That is a fair question.

  • When market inventory is high buyers are seeking listings that capture their attention.
  • Buyers can become saturated with choices. Buyers are seeking to distinquish the obvious value at this point.
  • Market leadership is required to successfully compete in this market. It is not enough to just be present in the market. Market leadership requires being first in condition and price to effect the sale.
  • We've all watched the marathon races with large numbers of entrants. Ultimately the multitude of runners dwindle and our interest is focused on the leader of the race. Real estate marketing is much the same type of race.

Steve, good explanations.  Usually I tell sellers that even if price was not an obstacle in making an offer, price would be an obstacle in getting buyers into the house in the first place. It's exactly like you say, with too many contestants, only the few top choices will be looked at.

Steve, we get that here too! Especially in some price ranges, the choice is overwhelming. You have to do something to set your house apart from the competition. Price is a very powerful way to do that, so why waste time being too high for the market?

You are so right.  Our homes are special to us, but buyers aren't seeing our homes from our perspective.We must price our homes from their viewpoint.
