Why would I want to use a Real Estate Agent that goes to all the Open Houses for Agents???

Or better yet... why would I want to use a Real Estate Agent that doesn't go to all the Open Houses forRealtor Open House Agents??

 

Unless your Real Estate Agent has asked you if it is ok to host an Open House just for Agents you probably didn't know that there were such events.  These Open Houses usually include lunch of some sorts and are a great way to let other Agents from many different companies see what products are out there.  They are also great ways to get feedback on how the house looks, curb appeal, and price.  

 

 

 

 

 

Another concept that has just started to pick up steam is someone hosting an event where Real Estate Agents present their listings to other agents at one place using pictures.  This allows the agent to showcase the property to 40 or more agents at one time.

But why would you want your agent to see other Real Estate Agents listings???   First of all it helps to see what the competition is and what changes need to be done to maximize your listing.  Secondly, if you are looking for a Buyer's Agent, it educates the Agent as to what is out there.  It is much easier to show a home that you have seen and heard about personally than one you only see in the pictures in the listing and the Agents comments.  And thirdly, it shows that the Agent is involved in the industry not just working as few hours as is necessary.

We have broker previews that help us stay on point with the market.  Another good idea if you have a seller is to take them with you to other open houses so they can see first hand what their competition is.

I love "Brokers Open". It helps to know your competition and local inventory.

Hi Greg....we periodically have broker luncheons for agents at our new construction communities.....especially when we are introducing another phase of the subdivision....it allows the agent to tour the model home without focusing on their clients.....it allows agents to ask questions that may not be asked in front of a client.....it's a great way to network with other agents and to welcome them to your subdivision....it's always a success and we usually get a deal from it....

Greg,

I think broker's opens are often more effective than open houses for the public because the market the listing agent is trying to reach is other agents.  Those are the people who have the clients, if an agent is only marketing to the unrepresented or their own client base they're going to miss out of business, we need to let the public at large know this, so thanks for the post.

Thanks for all the comments...  I agree I think a lot of agents are missing out on not going to the "Broker Open Houses"...  I find it much easier to suggest seeing a home to someone if I have already walked through it..
