Smile!made everything, neat,clean and sparkly Finally, your home is out there . . . or so you thought.  When you looked for your house online, you found no pictures, or just one picture, or worse yet, pictures that make your home look dingy, dark and unattractive.

. . . but probably not.  If you find your home being represented in an unflattering way, then contact your agent to find a solution.  Most agents will want to do the best they can to put your home's best foot forward - especially since most buy
ers today start their home search on the internet.   Often, the information and pictures buyers find online can be the difference between wanting to see your actual home or just clicking away to the next one.  We want to attract buyers and we want our sellers to be satisfied.  So really, it is okay to go online (and you should!) to double check that your home is making a   GOOD . . .

Brenda - you make a good point.  The seller needs to take some responsibility in the sale of their house and if the photos on the MLS aren't good (could be bad lighting.... bad photographer... any number of things) then they need to contact their Realtor.  I've seen some photos on the MLS and have had to wonder... what were they thinking?

Very good points, I think some Realtors are just not good at taking pictures.  Sometimes I have to go back and do retakes because my shots are too dark.  I've stitched a few together with some funny outcomes as well.

Hi Kathy - My first though was how bad some pictures are on the MLS or the people that put up just one photo.  I also had a co-listig with another agent where I though the pictures looked good but the owner didn't like one particular shot. So ..... we took it  again until it was the way the owner wanted it.  And I have to admit his vision ended up looking better! 

Hi Wanda - It's true, not every picture I've taken has been the best.  I like to think I've never posted anything really AWFUL and I'm pretty sure I haven't - but even so sometimes owners see something in a way we don't and I think their input is valuable!

Hi Brenda - Ansel Adams I am not and my picture taking results say that clearly.  I do try when taking pictures of a property to think about what others would want to see.  What are the high points of this property and how best to show them.  All I have to say is thank goodness for the digital camera.  Thanks for the blog.

Steve - You know I was in a not-so-round-about way trying to address the agents who don't even try to do a decent job representing a home using the visual media that's available today.  I think most of us try to do a good job and I concur - Thank Goodness for the digital camera!

Brenda One of the biggest complaints about agents is the lack of communication.  I find it really easy to sit down a couple of times with my clients soon after listing.  One time, I will got through the photos with them and ask for their input.  It is a great way to make them feel part of the selling process. Sometimes they come up with better ideas and sometimes they take a look at that messy room and decide they better do some cleaning.  Another time, I will sit down and go through the comments that I have written for the MLS. I usually change the remarks every few weeks so they look fresh, so I have several drafts for my clients. And I still like your frog.

Brenda--I hope lots and lots of sellers see this post!  So many times I feel sorry for the sellers and wonder if they do not know about the horrible marketing job being done for them.  Some agents need to have minimum guidelines to follow!
