Farmington, MN house hunting report -- the first ten days

The official Minnesota house hunting season began on February 2, and renters across the state are reporting that their landlord did not see his shadow when he ventured out to collect any rent payments that were a couple days late. A sunny morning would have delayed the house hunting season another six weeks, but it didn't happen.

The reports are in for the first ten days of the season, and Farmington sellers did well. Of 193 homes on the market on opening day, eleven have accepted offers and cleared contingencies, with another ten with only the results of a physical inspection before they are officially off market too. That's over ten percent of the homes available on opener now committed to anxious and satisfied smart buyers.

More than ten percent of Farmington homes for sale on February 2 are no longer available to folks who decided to wait until it's a little warmer to get serious about firing their landlords. Is there anyone who thinks it was the worst ten percent that got sold? I sure hope not, because Minnesota buyers don't often go out of their way to get a bad deal.

Suzanne, thanks for the comment. The best news a potential buyer can get is that they were the first one to make an acceptable offer on the best property on the market.  Good markets and bad markets all have one common factor.  There's only one best property, and it will probably sell first.
