What makes it a successful Open House? Did you sell the listing? Did you reach lots of prospects? Did you close the day with at least 3 leads?

Well the secret is in STAGING.....

  • Stage the outside - curb appeal. I usually place 3 signs in front of the property. I place lots of directional signs guiding the traffic to the property. If they can't find you, they won't come.
  • Stage the interior - vacant homes. Turn on all the lights in every room. Leave the front door open. Make them feel like they are Welcome to the property.  Have an up beat type music in the background - it will leave them in a better mood.  Scented candles in the kitchen has always been an ice breaker. Hire a home stager - a furnished room / house makes it more desirable.
  • Stage the interior - occupied homes. Follow the same rules as if you were staging the interior of a vacant house. Have the homeowner remove as much clutter as possible. Less is best. Don't forget all those magnets on the refrigerator. Hint: I like to buy the homeowner two tickets to a movie that is shown during my Open House hours. Less is better...
  • Stage the traffic - advertise, advertise and advertise. Utilize social blogs, craigslist, local paper, MLS open house tours, broker's tour, local realtors.
  • Stage the neighbors - Send out postcards informing of the Open House. I personally contact the neighbors directly. It gives me a chance to meet and interact with the neighbors. Who knows... they might  have a friend or family who wants to live close by.
  • Stage your knowledge base - familiarize yourself with the local market. Know your competition.  Knowledge is power.
  • Stage the exit - let the prospective buyers feels like they walked away with something. Provide them with something they can take with them to remember you and the house. Do drawings for a gift basket, Starbuck's gift card, mom's secret recipe, collaborate with a local merchant to give out discounts,  tickets to a concert - after the house is sold, etc..
  • Stage YOURSELF - listen, listen and listen. Hear what they are telling you. Do it with a smile.

 

After a couple of weekends, your Open House traffic is certain to be a hit in the neighborhood. Good luck..........

Sarah, your use of "staging" broadens our perspective that staging is not confined to merely rearranging furniture.  Staging traffic, neighbors...etc.  

As you aptly discuss, the secret is staging every facet of selling the home, including yourself.

Hello Sara,

You're right on the money! I recently did a post about this. However; I'm not sure about the signs. 50 signs??? What about code enforcement?

Here in Florida they are very strict about any type of advertisement signs being placed anywhere along the street/median. Some neighborhoods even restrict any signs at all. This is where we have to get creative.
