Selling in Coral Springs in 2007

Coral Springs has a lot of things going for it, most importantly, it's a family oriented city with A Plus schools, lots of activities for all ages with new businesses opening up everyday. Like everywhere else, it is tough for sellers to get "that price" in the current market. Sellers just need to get realistic and drop their prices. I took half my commission on a sale because the seller didn't get the price he wanted. I didn't want to lose the buyer and I wanted them to buy their dream home. It was a win-win all around but the seller had to accept a price below what he set out to get from the sale.  Focus on recent sales and don't dwell on active listings because they may not be priced right.

Buying in Coral Springs, Florida 2007

There is no time like the present to buy in Coral Springs. The days of over-priced properties are long gone and depending on the situation of the seller, buyers can almost get most, if not all they ask for in the transaction. That being said, we need to be careful not to "insult" the sellers because in this market, anything goes for some people. There is a lot of inventory in the market and people must see beyond all the staging and remember the reason they are buying in Coral Springs.

Foreclosures and Short sales in Coral Springs: Reality or a Phase?

It seems there is a pre-foreclosure, short sale listing or foreclosure in every community in Coral Springs. This is scary and dismal to say the least because this will only continue to bring the property values across the board to a lower level. In my office, we get a list every morning of new foreclosures since the night before. We get no less than 20 new ones every week. If you can, stay in touch with your mortgage Company. Find possibilities to rent the property. Be open to lease options and most importantly, ensure that your realtor is marketing the property as much as possible on the Internet where 80% of buyers do their search for a home. Your home can be listed on at least 20 FREE sites without your realtor having to re-type from scratch. Go to http://www.makinhomes.net/ and see what this site has to offer.

Investors and Coral Springs

The other day, I heard someone say they were buying properties for 50cents on the dollar. The key to success in the real estate market and even the stock market is to go in when everyone is going out. This is the best time for both local and international investors to buy property in Coral Springs. Not only can they purchase them on the cheap, they can also rent them now as rentals have started to see a significant increase in the rents so landlords can try as much as possible to cover or maintain the ever increasing costs of keeping a home as a result of higher taxes, higher home insurance, utilities and even special assessments from hurricane Wilma. There is so much to choose from in Coral Springs and investors do not even need to focus on the foreclosures because lower priced homes are in excess supply however buyers are in short supply.

Marketing Tips in Coral Springs

As always, advertising costs are the biggest expenses in any business and real estate is no exception.  The traditional way of marketing continues to win most arguments but we cannot ignore the fact that the age of technology has changed the way we market our businesses both to ourselves and to the world at large. I have a web-page designed for every listing I have. I work with a photographer who attends my listing presentations with me and is ready to take pictures as once my seller signs on the dotted line. I have a customized magazine that is published every two months sent to different communities and businesses. I have mailed postcards but unique ones that provided much needed information to residents of Coral Springs. All these cost money however I focus on uniqueness, impact and usefulness of the information being shared.

What's New in Coral Springs?

New businesses are opening up in Coral Springs daily which means more jobs being created, more children in our schools and ultimately, this brings growth into my favorite City of Coral Springs. Coral Springs ranked first in Florida in Money Magazine's Best Places to live listings. This is no mistake. Coral Springs has a lot going for it. See more at http://www.coralsprings.org/ to find out more about this great and vibrant city.
