This weekend, we helped a family in Armonk NY who had a flood in their basement and needed a new carpet.  neutral soft carpet armonk NY 10504We've had a lot of calls lately to replace basement carpeting - I guess the snow and cold weather have caused all sorts of issues.  Usually, when the flood is caused by some sort of appliance (e.g. a water heater), your home owner's insurance covers it.  If the water is due to it seeping in from the outside, that is not usually covered unless you have flood insurance.  (Always check with your insurance agent).

While having a flood of any sort is not fun at all and is incredibly inconvenient, in the end, sometimes it becomes an opportunity to make your room better.  This was a very nice family and thankfully, they had the professionals at Belfor Restoration in North White Plains.  They did a super job in getting the water out and properly drying the place to ensure mold wouldn't grow.  They handled everything for this family with their insurance company and now they are in the process of getting the basement back to normal...or maybe even better.

The insurance company reimburses the family for the replacement value of the carpet.  But, that doesn't mean you need to replace it with the same carpet.  They have been using the basement as the family room and their 3 young kids use it as a playroom often. They complained how the carpet was not soft to run and roll around on nor to sit on.  So, we found them a soft nylon carpet that cost the same but would be much better for their family's needs.  We will be using a felt pad (since it's over cement) so that everything is installed properly.

Their kids are thrilled - it's funny to see kids get so excited about a carpet and the color, but it made sense when I thought about it more - this is their playroom and we are making it better for them.

Debbie, "not fun at all" is certainly an understatement but as you said it is an excellent time to make some changed. Last June when our basement got flooded we took the opportunity to install two egress windows while the space was gutted. Obviously the addition off two more "legal" bedrooms was a big plus to the homes value as well as a relief to us mentally as to the safety factor.

Kimberly - yes, in te end, this will work out for the family.  It's a pain for them right now as they can't use the basement, but once it's all fixed all will be well.

Jay - Absolutely.  We always try to look for the opportunities, esp when it's already paid for.

Anita - yes, in the end, I think they'll be happy.

Bob - You're so right.  I know it's unpleasant when this happens, and I've seen complete disasters (e.g. whole house flooded or burnt down and they can't even live there during the reconstruction).  But, for some of my customers they were planning to do upgrades anyway, so now they have some funding to start the project out so in the end it saves them money.  Other times, their carpet was just plain old and needed to get replaced anyway, and now it's done for free.  It helps psychologically when you can look at the upside.

That's the reason I don't recommend carpeting in basements to my clients. It's a real mess when they get water.

Debbie - this is helpful information for anyone who finds themself in this situation.  Having the professionals in to do it right is key.  I hate to see when homeowners pocket the insurance money and try to do this themselves because of the potential for mold growth if not done correctly.

Debbie, I love that you do your job well...i do tell homeowners and always have that a basement is called a 'basement' for that reason ...it's not living space & all sorts of things can happen..just be prepared for them!

Michele - Yes, I still have to do a post on water resistent options.  Basements are tricky esp given a) limited budget and b) they are often uneven.

Tony - You are so right.  The potential for mold is so high, and if it's not caught right away, it is an absolute disaster and way more expensive to fix later (and then not covered by insurance since it's homeowner's fault).

Valerie - Yes, they did right by calling Belfor who then organized everything else.  If you have cement floor, felt pad is best, regardless of carpet choice.  If basement has plywood, then the pad depends on the carpet being used.

Debbie, Can't imagine what a mess a flooding basement makes.  So lucky the family had insurance and a great restoration company to work with.  We've had a lot of flooding basements here, for frozen pipes bursting.

Hi Debbie - With the warmer weather this week, there is bound to be more flooding going on!  The reaction from the kids in the family reminded me of when we had our family room carpet replaced with great padding underneath.  Our 7 year old niece got so excited that she bounced on it as if it were a trampoline.  I can't believe she didn't hurt herself!

Debbie, sounds like a blessing in disguise for this family.  It's a pain when the flooding happens but when all is corrected, it winds up being a better and more usable space after than before.
