The "Pre" Fall Buying Period ... in Ocean City, New Jersey

 

We keep talking about the best time to buy shore property in Ocean City (NJ) being the "fall buying period."  But exactly when does that period begin?  An easy answer here - when you get down here.  The time frame after "the super bowl" is generally the early part of the "fall buying period."  And we do get a lot of early birds making the trip to South Jersey braving cold weather, snow, and often some difficult conditions.  But the early bird also gets the worm.  So the truly "very interested buyers" are here already.

 

I got back from our winter cruise last Friday and was showing sale property on Saturday.  I'm showing sale property again this Saturday with a different group of buyers.  It's that time of the year.  The "Fall Buying Period" is our largest sale period of the year; it arrives before the summer season so many buyers want to purchase to take advantage of usage or rentals this summer; and finally, generally more sellers place properties on the market at this time.  In other words, sale properties continue to come on the market during the next 3 or 4 months.
