Wow, those rates are fantastic.  The fence should be getting lighter don't you think?

Lenn.. out of all the state bond programs and such, these are some of the best interest rates that I have seen... epecially at zero points, which is about a whole percent below market.  With spring around the corner, I wonder how this will help the market... if buyers are ready and prepared...

Lenn, It’s nice to see First Time Home Buyer Programs are still available. The interest rates are amazing. Hopefully some buyers are inspired to get off the fence and make their purchase.

Lenn - we are just starting to see new FTB and even some down-payment assistance programs coming back online.  Hopefully they'll end up being used by those who need them this time ... not folks looking for a way to game the system.

Lenn,

I was just reading through the post, and then I realized I was reading in Spanish!  Bueno!  How long have you been doing this?  I'd better poke through the archives.  I don't know anyone here in Tucson who has picked up on this yet, and you'd think we would be the leaders.

The First Time Home Buyers should help a large number of buyers to by homes.

Good luck and success.

Mara.  This is a small assist for first time home buyers.  They still have to meet vigorous qualifying standards and that's a good thing.

Joe.  I don't understand the comment about the fence?

Jeff.  It helps some.  That said, most folks who enjoy the benefits of these programs are already qualified.

Kathleen.  Indeed and let's hope they call me.

Dan.  Thanks.  It's a worthwhile program.

Jack.  Buyers who benefit from CDA cannot "game" the system.  The requirements are pretty stiff.

Mike.  I met and "vetted" a lovely Spanish speaking loan officer a few weeks ago.  The Spanish speaking home buying population here is not huge, like in your area, but they are quite undeserved.  I have a few Spanish speaking agents in my network, so we can help the Latino/Hispanic home buyers all the way.  I've done the demographic analysis and focused on two counties, one in MD and one in VA and I plan to penetrate that market a bit.

Lou.  Thanks.
