The Home Staging Process - Before and After Pictures Included

As a professional home stager in Atlanta, Georgia, I'm frequently asked what the home staging process is like. The questions range from "how long does it take?" to, "how do you select the furniture and accessories?." Fair questions, for sure. Before I elaborate on these two questions, it's important to understand that the process will vary by stager. The best advice I can offer is to ensure you ask these questions of the stagers you've reach out to.

As for my answers:

  • How long does it takes to stage? We do it in a day. We typically arrive in the a.m. and leave when the home is completely staged. The amount of hours will depend on the size of the home. 
  • How do you select the furniture and accessories? I gain insight into the demographics of the buyer. Knowing whether they will be young, old, with kids or without kids is important. Next, I match the selection based on the style of the home. A contemporary home will get more contemporary pieces. A traditional home will be matched with traditional furniture and accessories.

The selection of the furniture and accessories is absolutely my favorite part. After deciding on the furniture, and the day before the staging, I'm physically inside my warehouse and hand selecting each of the items. When I make those decision on the accessories, I've also visualized exactly where that piece will go and pack-up, by room. I've found that it makes the physical staging so much easier.

Kathy, I learn so much from you!

A few weeks back, I was meeting with an investor at a vacant property, and he asked how I was going to select the furniture and accessories.  I knew the area well, so I was able to explain how the style of the home and the potential buyer are taken into consideration when making those selections.  I think he was pleased (a) that I knew what I was talking about and (b) that I understood the needs of a potential buyer in that neighborhood.

I love the shot over the coffee table that captures the rug beneath it!  WOW!

Thanks everyone. I love the black and white as well. When first paid a visit to the home, here's what it looked like:

This was taken at the end of October. I knew then that I wanted a very specific look for this home and I knew it would be a black/white theme. For me, this is the fun part of the job - implementing my vision.

Kathy - I love the description of your process for home staging.  I work the same way you do.  I have a "master plan", and hand pick the accessories, with an idea of where they will be placed in the house.  Have to echo the rest of the crowd and say I'm digging the red, white and black theme.  Wonderful.

Hi Kathy, it takes vision to make all this happen. You definitely deserve all the nominations for stager of the year. Black and white seems to be working in staging right now. For the longest time it was neutral all the way. Now the trend is to punch it up a bit. Great accessories and the area rug is dynamite.
