Recently I was contacted through my website ctvtours.com by Joe Sisca of The Sisca Group. He asked me to create a virtual tour for his home in New Canaan. He completed construction on this 18,000 square foot home in 2008. He built it to showcase his talents as a luxury home builder.
While Joe is not "listing" his home with a broker, he states that "Brokers are welcome and protected" Joe is willing to pay 2.5%.
The home is listed at $13.85M and is situated on 7.3 acres with 2.5 acres sub-dividable and septic approved, for an additional five bedrrom home.
To prepare for the virtual tour, I took down 17 pages of notes as Joe toured me through the home. I took 804 individual pictures which I processed in to HDR (high dynamic range) images and then used the resulting images to create a 66 scene virtual tour. The tour is a mixture of fullk 360 degree panoramas and still images.
Virtual tours are not intended to "SELL" a home. Realtors sell homes! I like to think of a virtual tour as a "carrot on a stick". The virtual tour is meant to flatter the home and peak interest. If done properly, and promoted effectively, the virtual tour will drive more traffic to the home.
