We have FREE lists of all MLS Listings for the Seven Oaks Subdivision, located in Wesley Chapel, FL broken down by short sale, REO Bank Owned Foreclosures and Regular Sales.

All of our FREE lists are updated daily as new listings come on the market, or anytime there is a price change on an existing listing.

Some lists can be very small and at times may have no listings, especially with REO Bank Owned Foreclosures as they sell quickly when they reach the market, while other lists can be quite large. For large lists such as regular sales or all MLS listings, you can change the price range to show the homes that fit your requirements.

Two FREE lists are of Distressed Properties (short sales & REO Bank Owned Foreclosures).

The first list is of properties known as REO, Bank Owned, or Foreclosures in Seven Oaks. These often offer the biggest discount from market value, and often sell quickly. Since the lender owns these properties, they generally give an answer on your offer quickly. The best properties often get multiple offers. Properties can range from move-in-ready, to homes needing lots of TLC, and are normally sold in as-is condition.

The  second list is of short sales in Seven Oaks. Short sales are also often know as pre-foreclosures. Usually the owner is in default on their mortgage, though that is not always the case, as some might be able to make their payments now, but may not be able to do so in the foreseeable future, such as with divorce, health issues, a job transfer and more. A short sale is anytime the price the home can be sold for is less than what is owed on the mortgage(s). Short sales require patience, as many lenders can take 3 - 6 months before responding to your offer. Some are quicker, while others can take even longer, however if you have the patience you can get a good home at a nice discount from normal market value.

The third list if of properties that are non-distressed as they do not include short sales or REO Bank Owned Foreclosures, and could be termed normal or regular sales. There are many buyers who would rather pay a bit extra to get a home that is often maintained better than with short sales or foreclosures, and an answer on an offer is usually given quickly. It allows a buyer to have some certainty in that they make an offer and within days will know if they are getting the home or not, and usually 30 - 60 days later are moving into their new home. There is usually much less anxiety, with much less negative issues than is often seen with distressed properties.

And finally, our fourth list, includes all MLS Listings, short sale, REO Bank Owned Foreclosures, and all normal or regular sale listings. This is best for those interested in seeing all of the homes in their specific price range. They may be open to an REO Bank Owned Foreclosure if the home meets their needs and the price is right, they might be fine with waiting for three to six months just to find out whether their offer is accepted or not on a short sale, if the home is great and saves them some money, while they also might be fine paying a little extra for a regular non-distressed listing that gives them more certainty.

Seven Oaks, located in Wesley Chapel, FL offers incredible Florida living in a resort like setting. There are 24 neighborhoods inside Seven Oaks with numerous community parks, a 17-acre sports core with a fitness center, pools, tennis, basketball, a cafe, a theater, and walking trails throughout the community. Fred, it definitely reminds most buyers like living at a nice resort, especially when they see the clubhouse, pools, tennis courts, cafe and theater.
